  • The buyer can use the carpet area of the apartment. This area doesn't include any shafts, open terraces, balconies, etc. This carpeted area is standardised to avoid buyers from being misled or cheated by unlawful promoters.

  • If the loading factor for a project is high, then a builder has a right to inflate the saleable area. It helps the builder reduce the rate per square foot area increased earlier. It can lead the buyers to think they are getting a great deal, but only the loading factor changes and the flat size is the same.

  • Aadhar card

  • PAN card

  • Map of the location

  • Approved site plan

  • Approval to carry out construction

  • The ownership details or Record of Rights (ROR) of the land

  • Conveyance Deed

  • Encumbrance Certificate

  • Step1: Visit official RERA website of Odisha: https://rera.odisha.gov.in/ website.

  • Step 2: Click on the box showing 'Do you want to register or as an agent?'.  

  • Step 3: Select no as you are registering for the first time. 

  • Step 4: Enter all the following information on the portal

  • Step 5: Create your login ID & password

  • Step 6: Click on Register

If you want to register any real estate project with RERA Odisha, here are the steps to it:

  • Step 1: Visit the ORERA website

  • Step 2: Click on the box showing 'Do you want to register your project?

  • Step 3: Use the ORERA login id and password.

  • Step 4: Register your project by providing the required information


Steps To View A Registered Real Estate Project On Odisha RERA Portal

If you want to view any real estate project you registered with RERA Odisha, here are the steps to it:

  • Step 1: Go to the official RERA website of Odisha

  • Step 2: Click on the Projects tab

  • Step 3: Choose offline projects

  • Step 4: Click on registered projects 

  • Step 5: Filter the projects on the basis of registration, name, and type of project


How To File A Complaint On Odisha RERA Portal?

If you want to file a complaint with Odisha RERA. Here are the steps to it:

  • Step 1: Click on the official RERA website of Odisha

  • Step 2: Click on the box showing 'Do you want to lodge a complaint?' 

  • Step 3: Fill out the required details and submit it to the authority.
