RERA Kerala is a regulatory authority created in accordance with the Real Estate (Regulation and Development) Act of 2016. It was implemented in Kerala in 2018, with the introduction of an official online portal in early 2020. 1. Documents Under RERA Kerala: If You Are A Promoter

Here are the documents you need if you want to register as a promoter under Kerala RERA:

  • Copy of your PAN Card

  • The balance sheet of the last financial that was last audited by CA

  • Income Tax Returns (ITRs) of the last three years

  • Real estate project’s open parking area

  • Copy of title deed. It needs to show the clear title of the land’s promoter 

  • Details of encumbrances like dues, litigation and titles based on which you have proposed development

  • The self-declaration that states all the allottees have the same rights and no discrimination will be done. 

  • Details of existing projects like the status of the project, total area, built area, and carpet area

2. Documents Under RERA Kerala: If You Are A Real Estate Agent

Here are the documents you need if you want to register as a real estate agent under Kerala RERA:

  • Copy of your PAN card

  • Your address proof along with your partners or directors (if any)

  • Your firm or company’s registration certificate (only if you have any)

  • Address proof of your registered office

  • Your passport-size photographs along with your partners or directors (if any)

  • Income Tax Returns (ITRs) of the last three financial years


Kerala RERA: Charges And Fees

A real estate agent has to pay INR 25,000 as registration fees. Other than this, the real estate agents also pay a fee of INR 2,50,000. 


RERA Registration In Kerala As An Agent: Steps

You can register yourself as an agent under the Real Estate Regulatory Authority Kerala using the following steps:

  • Step 1: Visit the official RERA Kerala website: https://rera.kerala.gov.in/.

  • Step 2: Go to the downloads section

  • Step 3: Download Form G

  • Step 4: Attach all the necessary documents to the RERA Kerala application form

  • Step 5: Send it to the postal address of the Real Estate Regulatory Authority in Kerala.(RERA Kerala)

Once you send the documents, the authority will evaluate them. And, once the evaluation process is complete, you will receive a RERA registration number.

  • Step 2: Go to the downloads section

  • Step 3: Download Form A/A-1 depending on your requirement

  • Step 4: Fill out the following details in your RERA Kerala application form

d.     Declaration

e.     Project’s registration fee

f.      Approvals and permits

  • Step 5: Attach all the necessary documents to the RERA Kerala application form

Steps To File A Complaint with Real Estate Regulatory Authority in Kerala

Anyone in Kerala can register a complaint with RERA Kerala, whether you are a home buyer, a promoter, or an agent. Here are the steps to it:

  • Step 1: Visit the official RERA Kerala website

  • Step 2: Go to the downloads section

  • Step 3: Download the Form N. 

  • Step 4: Fill out the form, and make three copies of it

  • Step 5: Prepare a demand draft of INR 1000 

  • Step 6: Visit the RERA office in Kerala or post your complaint along with the demand draft.
