TNRERA Documents To Register As A Real Estate Agent/Promoter

You will need to submit a list of documents if you register as a real estate agent or promoter under Tamil Nadu RERA. Here is the list of documents!


1. If You Are A Real Estate Agent

Here are the documents you need if you want to register as a real estate agent under RERA Tamil Nadu

  • Copy of your PAN card

  • Address proof of yours and your partners or directors (if any)

  • Your company or firm’s registration certificate

  • Your registered office’s address proof

  • Two latest photographs of you and your partners or directors (if any)

  • ITR of the last three financial years

2. If You Are A Promoter

Here are the documents you need if you want to register as a promoter under Tamil Nadu RERA:

  • Form B

  • PAN Card

  • Aadhaar Card

  • Bank Certificate in Proforma as per the TNRERA website

  • Proforma Allotment Letter

  • Audited Balance Sheet

  • Planning Permit

  • Planning Permission Approval Letter

  • Building License Letter

  • Approved Plan with Local Body Seal

  • Encumbrance Certificate (EC) obtained within 30 days before Application for Registration

  • PLR/Patta (or) Document

  • Structural Stability Certificate

  • Plan of Development Works

  • Photos of the Chairman, the Governing Body, Partner or Director


Tamil Nadu RERA Charges And Fees

Here are the Tamil Nadu RERA fees and charges that you need to pay if you are a developer or agent and  want to register your property under TNRERA.


Property Registration Charges Under TNRERA

The property registration charges under tnrera:

  • INR 10 per square metre of FSI area for a residential project if the dwelling unit’s size is lesser than 60 square metres

  • INR 20 per square metre of FSI area for all the other residential projects

Commercial buildings

 INR 50 per square metre of FSI area 

Site approvals, layouts and sub-divisions

 INR 5 per square metre of the plottable area excluding, EWS plots

Other projects

 INR 25 per square metre of FSI area

Steps To Register As A Real Estate Agent Under RERA Tamil Nadu

Let’s say you are a real estate agent in Chennai and want to register yourself under the Real Estate Regulatory Authority Chennai:

  • Step 1: Visit RERA Tamil Nadu online- https://rera.tn.gov.in/.

  • Step 2: Tap on the registration tab

  • Step 3: Choose agent from the drop-down menu

  • Step 4: Select apply online option

  • Step 5: Choose firm or individual, whichever you would like to apply for.

  • Step 6: Click on the new registration

  • Step 7: Input the required details 

  • Step 8: Enter the captcha code and click on create new account

Once you have created your account, log in to enter the rest of the information using the below steps:

  • Step 9: Log in to your account and enter all your details

  • Step 10: Attach the necessary documents

  • Step 11: Pay the registration fee

  • Step 12: Declare that the details you have provided under TNRERA are true

  • Step 13: Submit your form

Steps To Register A Real Estate Project With TNRERA

If you want to register your real estate project with TNRERA, here are the steps to it:

  • Step 1: Visit RERA Tamil Nadu online.

  • Step 2: Click on online registration for projects on the right-hand side.

  • Step 3: Choose whether the proposed project is in Tamil Nadu or Andaman.

How To File A Complaint To Tamil Nadu RERA?

Let’s say you are a resident of Chennai and want to file a complaint to RERA Chennai. Here are the steps to it:

  • Step 1: Download Form M available in the downloads section.

  • Step 2: Fill in the required details like:

  1. Name of the complainant

  2. Address of the complainant

  3. Name of the respondent

  4. Address of the respondent

  • Step 3: Pay the online fees of INR 1000 and postal charges of INR 600 

  • Step 4: Click on submit, and you will find the complaint number
