Following the establishment of the Real Estate (Regulation and Development) Act 2016, the government of Maharashtra constituted the MahaRERA - Maharashtra Regulatory Authority - that works on registering and regulating real estate projects in the state of Maharashtra. Notably, Maharashtra has the maximum number of MahaRERA-approved projects in the country.


MahaRERA was established with the aim of:

  • To bring transparency and accountability in selling a plot, apartment, building, or any other property.

  • To protect the interests of real estate users.

  • To work on adjusting and speeding up the grievance process.

  • And to implement the Appellate Tribunal to hear appeals.

MahaRERA: Introduction

The MahaRERA (also popularly known as RERA Maharashtra), was established to serve as a guardian of the Maharashtra real estate market. MahaRERA's mission is to control, advance, and work towards complaint resolution for homebuyers in the state. 

MahaRERA guarantees and encourages transparency, accountability, and fair practices and is incharge of registering new projects and agents, issuing a proper RERA ID, confirming the legitimacy of projects, and quickly resolving disputes.

MahaRERA: Projects Not Required to be Registered

The RERA Maharashtra is constituted to register real estate agents and real estate projects and protect property buyers' interests from real estate frauds and malpractices. However, not all projects are required to be registered with RERA Maharashtra.  


Below are the cases in which the project does not have to get registered with MahaRERA online. 

  • The proposed development land for the real estate project is 500 square metres at maximum.

  • The project does not have more than 8 flats in total (across all phases).

A real estate project that involves redevelopment, remodelling, or repair but not marketing, advertising, or allocating a new home, land, or structure.

MahaRERA: Steps to Search Registered Projects

Step 1: Visit the MahaRERA portal and click on Registration. 

Step 2: Choose' Registered Projects' from the MahaRERA website homepage. 

Step 3: A new window will open; select 'User Type' as Registered Projects. Mention details like project name, promoter and MahaRERA registration number and choose 'search'. The details of the registered projects will be made available on your screen. 


RERA Maharashtra: Steps To Apply for Project Registration

Below are the steps that developers can follow to apply for new project registration with MahaRERA:

Step 1: Visit the official https://maharera.mahaonline.gov.in/ 

Step 2: Choose. 'Online Application' tab from the homepage of the MahaRERA website. 

Step 3: Now you will be redirected to another page where you have to click on the 'New Registration" option. Fill out a form available on the MahaRERA online portal. 

Step 4: Mention details like user type, state, username, password, mobile number and email id. 

Step 5: Now choose 'Go To Login' (MahaRERA online to log in) once a new user ID is created. 

When you login to the Maharashtra RERA website, you will have to mention the complete details of the respective project and promoter and then submit documents and certificates related to the project. In this way, a project gets registered on the MahaRERA website. 


MahaRERA: List of Documents Needed to Register

Below you will find a list of documents that are needed to register a project with MahaRERA online:

  • PAN Card of the Promoter or the group of promoters 

  • A copy of the legal title

  • Valid certificates from the CA (Form 3)

  • Valid certificates from the CA (Form 5)

  • Valid Form 2 certificate for engineer – mandatory for only ongoing projects.

  • Project Commencement Certificates

  • Copy of the building plan 

  • Copy of layout plan approval

  • A Signed agreement of sale and allotment letter

  • The Form B Declaration

  • A valid certificate from the architect (Form 1) (for ongoing projects)

  • Valid Certificates from the architect (Form 4)

These documents are required to register a project with RERA Maharashtra.

MahaRERA: Steps to Register as a Real Estate Agent

A real estate agent needs to register with RERA Maharashtra.  Every real estate agent is provided with a unique registration ID by MahaRERA. 


Below you will find the steps to get registered as a real estate agent with MahaRERA:

Step 1: Visit the MahaRERA website to login.

Step 2: Choose the 'Online Application' option on the MahaRERA online portal. 

Step 3: You will be redirected to another page where you have to click 'New Registration" and fill out the form in detail. 

Step 4: Choose the user type as 'Real Estate Agent' from the RERA website in Maharashtra. 

Step 5: Now mention other details like username, password, mobile number and email id and create a new user on the RERA website Maharashtra. 

Step 6: Select 'Go to Login' ( MahaRERA login) once you create a new user ID. 

Step 7: Now login to the RERA Maharashtra and mention your details, like address proof and ID proof, to get registered as a real estate agent). 


MahaRERA: List of Documents to Register as a Real Estate Agent

  • PAN card 

  • Details of registration, including the byelaws

  • Memorandum of Association

  • Articles of Association (AoA)

  • Self-attested copies of all letterheads

  • Self-attested copy of the letterhead rubber stamp.

  • Valid acknowledgement receipts 

  • Income Tax (IT) returns for the past three years of the declaration

  • Details of any pending criminal/civil cases


MahaRERA: Steps to Search for Registered Agents

Step 1: Visit the MahaRERA website. 

Step 2: Click 'Registration' and choose 'Registered Real Estate Agents'.

Step 3: A new page will appear, where you must mention details like the agent's name and MahaRERA registration number. Now click on "Search."

The result will be displayed on your screen.

MahaRERA: Steps to File a Complaint

RERA Maharashtra will help you file a complaint against any malpractices by any real estate developer. Below are the steps to file a complaint on the MahaRERA online portal.

Step 1: Visit the MahaRERA online portal and register to form a new username and password. 

Step 2: Click the New Registration option on the  RERA Maharashtra online portal. 

Step 3: Mention details like state, username, password, user type, and contact number, and carefully mention the exact captcha code.

Step 4: Now click on 'Account' and go to the 'My Profile' option on the MahaRERA portal. 

Step 5: Now mention details like name, address, mobile number, and email id. 

Step 6: Choose the 'Complaint Details' option and click 'Add new complaints'. 

Step 7: Now, you must upload the required documents and declaration.

Step 8: Once you have successfully uploaded the documents, click on the online payment option. (Payment can be made either online or offline).
