Step 1: First, know the plinth area of your property. The PA is the total area of the house, including all the covered areas like garages, storerooms, etc. Keep a note of it.

Step 2: If you use the property, find the recent rent-per-square-foot. If your property is on rent, mention the rent-per-square-foot in the rental agreement. Your monthly rental value per square foot will be the final amount determined.

Step 3: To find the exact amount based on the GHMC property tax details for residential property, use this formula:


Annual Property Tax for Residential Property = PA X MRV X 12 X (0.17–0.30), depending on the monthly rental value in the above property tax rate table – 10% depreciation + 8% library cess

Step 2: Apply the GHMC property tax payment formula:

Annual Property Tax for Commercial Property = 3.5 x PA in sq. ft. x MRV in Rs. per sq. ft.

Steps to Generate a PTIN to Make a GHMC Property Tax Payment

You can generate PTINs at home online using the Online Self Assessment Scheme.

Step 1: Visit the website: https://onlinepayments.ghmc.gov.in/  

Step 2: Select Online Services

Step 3: Now choose "Self-Assessment of Property."

Step 4: Enter your property details, and you will see the estimated annual property tax amount on your screen. 

Step 5: Your application will be forwarded to the city official, who will verify your property before issuing you the PTIN. 


Steps to Make a GHMC Property Tax Online Payment

Step 1: Visit the website for GHMC property tax online.

Step 2: Mention your PTIN and select the "Know Property Tax Dues" option.

Step 3: Details related to Hyderabad property tax, arrears, and interest on arrears will appear on your screen. 

Step 4: Once you check the details, you must pay the GHMC property tax due via net banking, credit card, or debit card.

Step 5: Fill in the details in the payment gateway, and your GHMC property tax payment online will be completed. 

Step 6: You can enter your unique PTIN and download the GHMC property tax receipt from the portal.

  • The Citizen Service Centre is present in all 19 circles.

  • GHMC bill collectors

  • Any branch of the State Bank of Hyderabad.


Documents to Carry for GHMC Property Tax Payment Offline

The below-mentioned official documents are mandatory for the taxpayer to carry in order to make GHMC property tax payments offline:

  • Sale deed of the property 

  • Occupancy certificate

  • Copy of the building plan 

  • Cheque or DD in the name of the GHMC Commissioner. 


Which Properties Are Exempted From GHMC Property Tax Payment

Although taxation on all agricultural lands and buildings is requisite, there are some properties that are exempt from taxation, such as:

  • Ex-servicemen or military property owners are 100% exempt from taxation. 

  • Religious worship places are 100% exempt from taxation.

  • Residential properties whose owners earn below Rs 600 as rental income are 100% exempt from taxation. 

  • Recognised educational institutions up to X standards are 100% exempt from taxation. 

  • In response to the tax inspector's compilation of a field report, vacant properties will receive a 50% "vacancy remission" discount.
