Building Code Guidelines for Residential Buildings

When you are starting to build any building, the design must be pre-approved by the authorised body. A building code is known to be a set of rules or codes that are obligated to be followed when you are about to construct a building. The building code regulates the activities involved in the construction of buildings and non-building structures. As per strict definition, a building code is a set of rules that includes basic building requirements included with administrative regulation. How is the building well designed or building, keeping in mind the safety and quality concerns? The National Building Code was published in India in 1970. 

The National Building Code is a document of guidelines for the construction of structures that are important to follow and are meant to protect the overall health of the construction. The codes were first published in 1970 and later revised in 1983, but the latest revision was performed in 2005. 

NBC for residential buildings 

The construction of the residential building where the sleeping accommodation is provided for normal residential purposes with or without kitchen facilities except any building is classified under Group C. 

Every building must have an exit so that residents of the building can safely move out at the time of fire, earthquake or any other emergency. 

The staircase and the fire escape staircase area should be continuous from the ground floor to the terrace floor. 

Types of residential buildings

The National Building Code of India clearly states that residential buildings are those buildings that are equipped with sleeping accommodation with or without kitchen and dining facilities for people. They are further classified into the following 5 categories- 

  • Lodging room

  • Dormitories 

  • Apartments 

  • Flats 

  • Hotels 

National Building Code guidelines for kitchen 

  • The kitchen in the residential building must have a provision for washing utensils with a good drainage system. 

  • The kitchen floor should be waterproof.

  • The kitchen is not allowed to open into the shaft 

  • No use of chutes allowed above 15 metres.

  • The kitchen should get open in front of the interior and exterior open space and is not allowed to be less than 1 sq metres. 

  • National Building Code guidelines for bathrooms 

  • One wall of the bathroom should open to the open air. 

  • The ventilation window or window space should measure up to 0.37 sq metres. 

  • The bathroom should be above another bathroom or the terrace place but not allowed to be over another room. 

  • The seats should be made of non-absorbent material

  • Impervious bathroom floors but sloping towards the drain should not be towards any other room or balcony spaces.

  • Bathrooms should be provided with flush cisterns. 

  • But if the height of the toilets is above 2.2 metres, it will be counted in the Floor Area Ratio. 

National Building Code guidelines for lofts 

  • Lofts are permitted in the residential buildings and also in shops

  • The area of the loft is not allowed to be more than 25% of the covered area.

  • The most important rule is that the height difference between the ceiling and loft should not be less than 1.75 metres. 

National Building Code guidelines for basements 

  • You have to keep a check that the minimum height of the basement should be 2.5 metres, whereas the maximum height should be 4.5 metres. 

  • The ceiling height of the basement should be a minimum of 0.9 metres, and the maximum can go up to 1.2 m above the road surface. 

  • Never forget that ventilation is mandatory for the basement. It can be in the form of blowers, exhaust fans or air conditioners.

  • The floors and walls of the basement should be waterproof.

  • The basement cannot be in direct access to the road but only be accessible from the main entrance or staircase of the building.

National Building Code guidelines for garages and fire safety

  • The plinth of the garage is not allowed to be less than 15 cm from the ground level 

  • The garages cannot block access to the building. If it does, the concerned authorities will demolish or discontinue its use as a garage. 

  • It is common to undergo accidents in large-sized buildings due to fire, so fire detection and alarm facilities must be provided.  

  • Apart from this, fire extinguishers, wet risers or automatic sprinklers should be installed.

What is the reason behind framing building norms? 

The main agenda behind framing building norms is to get minimum standards of safety and the general health of the people living in the building. The building code contains guidelines for the structure, including wall assemblies, size of the room, floor plans, staircase design, electrical and mechanical assemblies in the form of plumbing, drainage system and fixation standards. The Central Government of India 2017 stated that the national building code archives the highest quality of construction. The building codes have clauses that use innovative building materials and technologies that help the government in order to meet the housing target under Pradhan Mantri Awas Yojana

What are the complications in New and Existing Codes?

The codes are divided into two groups, i.e. regulations for new buildings and the regulations for existing structures reserved for renovation. Building codes regulate room size to earthquake resistance and the qualifications of the developers. The new project can be more or less complicated and a long task as it involves planning, building and the final walkthrough. Codes vary as they are not standard for every place. With the help of an architect, you can review your current building and propose minor renovations that you believe are suitable.
