Steps For Registering A Project With RERA Bihar Online

Any construction in Bihar, whether residential or commercial, that covers 500 square metres or more must be registered with Bihar RERA

Developers need to complete the following steps to register their new projects with RERA Bihar:

  • To begin, visit Bihar RERA’s website: https://rera.bihar.gov.in/

  • Go to the main page and click the "Project Registration" link there.

  • Click on the New User to sign up as a new user after selecting the "Project Registration" from the menu.

  • Select "Promoter," then select "Promoter Details", [Types of Promoters: Sole Proprietorship, Corporations, Partnerships, Limited Liability Partnerships (LLPs), Societies, and Trusts]

  • Add Pan Information

  • Enter your Email Address

  • Add your Mobile No.

  • To proceed, click the "Register" button. The sign-up process for a new user is now complete.

  • Enter your Promoter credentials. Choose "Login as Agent/Promoter" from the drop-down menu on the homepage's "Login" tab.

  • Select the "login as Agent/Promoter" option to open the following window. 

  • Enter your login information (username, password, and Captcha). After logging in, you'll be directed to a page where you can provide details about both yourself and the new project you'd like to register with RERA Bihar.

How To Register With RERA Bihar Online And Become An Agent

RERA Bihar is the authority in charge when it comes to registering real estate agents in Bihar. 

Real estate agents in Bihar are issued a special identification number that proves they are qualified to work in the state. New registration applications for real estate agents can be submitted as follows to RERA Bihar: 

  • Visit RERA Bihar's official website. 

  • Navigate to the 'Agent Registration' section.

  • Navigate to New User to register as a new user once you've clicked the 'Agent Registration' tab.

  • Choose "Real Estate Agent" and fill out the ensuing fields.

  • Types of Promoters: Sole Proprietorships, Corporations, Partnerships, Limited Liability Partnerships (LLPs), Societies, and Trusts

  • Pan Card Information

  • Your Email Address

  • Mobile phone number

  • Go to the tab labelled "Register."  This is the final step in creating a new account.

  • Enter your Agent credentials. On the homepage, under the Login Tab, select "login as Agent/Promoter."

  • Click "Login," then "Username," then "Password," and finally "Captcha." After signing in, you'll be directed to a form where you can give your personal information.

All real estate agents in Bihar are required by law to register with RERA Bihar. Without a legitimate registration, no real estate agent may assist in the purchase or sale of any plot, apartment, or building. 

Any real estate agent operating without registering under RERA Bihar will be subject to a daily fine of ten thousand rupees. This may amount to as much as five percent of the total cost of the apartments or buildings in the development.


Duties of Real Estate Agent Under Bihar RERA

Under the RERA Bihar, real estate agents are accountable for the following:

  • No undocumented apartments, or buildings may be bought or sold.

  • Keeping track of all the paperwork and receipts associated with construction or renovation work.

RERA Bihar Complaint Process

The Real Estate Regulatory Act (RERA) in Bihar was enacted to address dissatisfied homebuyers. The steps below outline how a citizen can lodge a complaint with RERA Bihar.

  1. You need to visit the RERA Bihar website. 

  2. Go to the homepage and click the "Register Complaint" link. 

  3. Once the complainant selects the 'Register Complaint' button, the following form will appear for completion. 

  4. Complete the form with information including:

  • Project Title 

  • Name of Promoter

  • RERA ID Number

  • Aadhar no.

  • Address Details

  • Pin Code of your residence

  • Lodged Complaint

  • Documents supporting the complaint

The final step is to make a payment via Demand Draft or online. RERA Bihar will be notified of the complaint.

How Do I Notify RERA Bihar of Unregistered Projects?

Following these steps on the RERA Bihar website will allow a homebuyer or citizen to lodge a complaint regarding an unregistered real estate project.

Step 1: Go to the RERA Bihar website and select the "Report Unregistered Projects" button.

Which Projects Don't Have to be Registered with RERA Bihar?

To protect home buyers from scams and fraudulent projects, the state of Bihar established RERA to manage the registration of real estate projects and agents. It's important to note that not all projects have to be registered with the Bihar Real Estate Regulatory Authority (RERA). 

Project registration with RERA Bihar is optional in the following scenarios:

  • The land area for the real estate development project in question does not exceed 500 square metres. 

  • The maximum number of apartments that can be built throughout the entire project is 8.

  • Prior to the implementation of the RERA Bihar Act, the promoter of the corresponding real estate project had already obtained a completion certificate (CC).

  • Where residential apartment, plot, or building renovation/repair/redevelopment does not involve marketing/advertising/new allotment as part of a real estate project.
