New Gurgaon Is The Latest Realty Zone For Homebuyers In NCR

Gurgaon continues to make news and grabs a prominent space in Delhi NCR realty market. A brief slowdown in the sale and demand for housing properties due to demonetisation is now a thing of the past. The region caters affordable, mid-level and luxury homes and the market has now picked up its pace for homebuyers of all segments. One of the most talked-about infrastructure developments is the ongoing construction of the Dwarka Expressway and how rapidly the real estate market is growing in and around the upcoming expressway. Another zone in Gurgaon that has been grabbing headlines is New Gurgaon.

New Gurgaon much in demand. Why?

Sectors 102 to 113 and Sectors 76 to 95 and 95A comprise of New Gurugram. The region has emerged as a promising residential and commercial hub in the NCR. Currently, several small and medium enterprises(SMEs) and start-ups have made their space in New Gurugram. In terms of the residential segment, both ready to move in and near completion projects are available. Properties that homebuyers can look forward to in the region include a 2 BHK priced at an average of ₹ 66 lacs and a 4 BHK at an average of ₹ 1.38 crore. The entry-level 1 BHK units cost ₹ 20 lacs.

Hero Realty, Godrej Properties, ATS Infrastructure, M3M Group, Sobha Group, Experion, BPTP and Paras Buildtech are some of the big realty players who have entered the New Gurgaon region by delivering key projects. 

Social infrastructure and connectivity aspects of New Gurgaon

Social infrastructure of the region is well-developed, comprising of schools (14+), hospitals (12+), restaurants (10+), banks (16+), grocery stores (12+), and petrol pumps (15+). Considered as an educational hub of NCR, New Gurgaon houses prominent educational institutions. Some of them are namely, Amity University, GD Goenka College, DPG Institute of Technology and Management, New Gurugram University and AIIMS.

New Gurugram enjoys direct connectivity to NH-8. The already operational infrastructure developments include Southern Peripheral Road (SPR), Kundli-Manesar-Palwal (KMP) Expressway, and alternate bypass road to Manesar. The upcoming Northern Periphery Road (NPR, also known as Dwarka Expressway) and Central Periphery Road (CPR) will result in an additional boost of the region's real estate development. 

Introduction of the Regional Rapid Transit System (RRTS) is also aimed at decongesting the traffic on roads and thus benefiting the region.

The area is likely to see a rise in population soon as the working class will see a shift once the proposed Delhi-Alwar Regional Rapid Transit System (RRTS) starts the operation. Stage I of the development includes Delhi-Gurugram-Rewari-SNB (Shahjahanpur-Neemrana-Behror Urban Complex), which is expected to be completed by December 2024.

Use of advanced technology in the security system of New Gurugram

Recently, Gurugram Metropolitan Development Authority (GMDA) started a project named Public Safety and Adaptive Traffic Management System in New Gurugram. The project aimed to monitor the traffic movement and carry out surveillance at major junctions. The project is divided into three phases, out of which the first phase has been already carried out in July 2019. 

A total of 220 cameras were installed, featuring various analytics software such as facial recognition, speed violation detection system, e-challans, automatic number plate recognition system, etc.

All in all, buying a residential property Gurgaon seems a promising future investment for the homebuyers.
